As every home buyer requires a different level of assistance, I will discuss with you each service to determine how I can best serve your needs.

If I have not provided you the services we have discussed and agreed upon, or you are dissatisfied in any way, let me know. If I have not corrected the issue to your satisfaction within 24 hours, cancel your exclusive buyer representation agreement with me.

Services:
Regular Communication. I know that buying a home is an important event. As such, I will be in regular communication with you to keep you informed about where we are in the process and keep you apprised of all the details.
Consulting. I will explain each part of the process to you, from start to finish. I will provide you with professional advice and counsel that will help you make good decisions. I will safeguard all of your confidential information.
Financing. There are many financing options available; I can help you explore these options. I can also aid you in finding a lending institution.
Property Search. Based on your requirements, I will search: the local multiple listing service (MLS), for sale by owner listings, and unlisted properties, in order to find you the property you are looking for. I will contact you (via phone or e-mail) when properties come onto the market that fit your needs.
Investment Analysis. I will help you analyze the earning potentials of prospective investment properties.
Property Visits. I will schedule convenient appointment times for you to view properties and will accompany you to each appointment.
Evaluate. I will collect market data and interpret how specific properties fit into current market trends.
Contract Negotiations. Once you have selected a property to purchase, I will advise you on its market price and favorable terms that you may want to include in the contract. I will advise you on negotiation strategies and will help you get the best deal you can.
Inspections. I will advise you as to which inspections I recommend having done. I will attend any inspection that you are unavailable or unwilling to attend.
Insurance. I will help you find a homeowner insurance policy to protect your new home and will explain how title insurance protects you and your investment.
Residential Service Contract (home warranty). I will negotiate with the seller to provide you with a residential service contract. A residential service company offers home warranty contracts to maintain, repair or replace all or any part of the appliances, structural components, electrical, plumbing, heating, or air conditioning systems of residential property. These are usually 1 year contracts with an option to extend coverage. With a residential service contract, you can feel confident about moving into your new home.
Closing. I will be in communication with all persons involved with closing to ensure the closing process go as quickly and smoothly as possible.
Follow-up. I will provide you with a file containing copies of all important documents that were involved in the transaction. I will also call within one week of closing just to make sure you are pleased with the quality of service we have provided to you. |
