I believe that it is important for prospective clients to know exactly what they can expect from me before signing any contract. The marketing services outlined below are provided FREE to my clients. Because each property, and property owner, is different, I will discuss each service with you to determine which ones are appropriate. From there I can develop a marketing plan that is customized to fit your needs.

If I have not provided you the services we have discussed and agreed upon, or you are dissatisfied in any way, let me know. If I have not corrected the issue to your satisfaction within 24 hours, cancel your exclusive-right-to-sell listing agreement with me.

Services:

Comparative Market Analysis. I will present you with an informal estimate of your home's market value based on sales of comparable homes in the neighborhood.

Pricing. I will assist you with pricing your home based on the comparative market analysis and market trends.  This will help you to set the best price on your home so that it has the best opportunity to sell within your time frame.

Home Inspection. I will advise you if your home should have a seller inspection. A seller inspection reveals problems ahead of time which: will make the home show better, gives the seller time to make repairs and shop for competitive contractors, permits the seller to attach repair estimates or paid invoices to the inspection report, and removes over-inflated buyer-procured estimates from the negotiation table. By using a participating NACHI certified inspector, and assuming that no major defects are found, or have been satisfactorily repaired, we will be able to add a MoveInCertified yard sign to your property. In addition to making your home stand out, providing a preliminary inspection will make buyers feel confident about placing an offer on the property.

Residential Service Contract (home warranty). I will help you find a great residential service company. A residential service company offers home warranty contracts to maintain, repair or replace all or any part of the appliances, structural components, electrical, plumbing, heating, or air conditioning systems of residential property. In most cases, you do not pay for the service until your home sells and the company will even provide coverage for YOU while your home is on the market. By letting prospective buyers know up-front that a residential service contract will be provided, they are assured that systems and appliances are covered for the first year of ownership – making your home a very attractive investment.

Staging. I will provide you with information that will assist you in staging your home and preparing it for sale. You will also have access to a professional home decorator.

Multiple Listing Service (MLS). I will enter your home’s information into the MLS, giving your home exposure to nearly 11,000 Realtors in the Central Texas area and beyond.

LG Sign. I will place one of The Luedecke Group’s eye-catching signs on your property. 

Color Brochure. I will have your home photographed and a full color brochure prepared. 

Brochure Box. I will place a brochure box on the LG sign and will refill the box for you, or provide you with extra brochures to refill the box. 

Office Display. I will display your home’s brochure in our office’s display case.

Lock Box. I will place a lock box on your property to increase showings and provide you with the security of knowing who has shown your home. 

Internet. I will enter your home’s information on REALTOR.com, the nation’s largest real estate website, the Luedecke Group’s website (available in 9 languages), and at least five additional websites.

Open House. I will hold a minimum of two open houses, one for brokers and Realtors, and the other for prospective buyers. Three days before the open house, I will place a sign in front of your home promoting the open house.

Contact with Neighbors. I will personally contact the neighbors closest to your home by distributing “Just Listed” postcards and we will seek their ideas on prospects for your home. I will also mail or hand-deliver your open house information to your closest neighbors.

Countertop Display. I will prepare an informational notebook for potential buyers. It will contain most things a buyer will want to know – survey, school information, utilities, homeowner’s association information, seller’s disclosure, etc. By providing buyers with this information, we give them the confidence to make an offer.

Special-Feature Cards. I will prepare and place special-feature cards around your home that highlight all the great features of your home. These help buyers become aware of features they might otherwise overlook.

Buyer/Seller Survey. As part of the countertop display, I will have a survey card for Realtors and their buyers to fill out that will provide us feedback on their showing of your home. They will leave the cards in a bowl on the counter so we can review their comments.

Continuous Contact. I will contact you weekly (or at another specified interval), to give you an update on the marketing/sale status of your home and to answer any questions you may have. I will let you know how many times your home has been physically shown by an agent and how many times your home’s webpage has been browsed. Let me know your preferred method of contact—phone or email.

Contract, Inspections, Negotiations, and Closing. I will present all offers to you and help you negotiate the best price for your home. I will attend any inspection that you are unavailable or unwilling to attend. I will be in communication with all persons involved with closing to ensure the closing process go as quickly and smoothly as possible.

Follow-up. I will provide you with a file containing copies of all important documents that were involved in the transaction. I will also call within one week of closing just to make sure you are pleased with the quality of service I have provided to you.
